RadonDog.com LLC is owned and managed by Douglas Peterson, PhD, MBA, CPI, RMP. Dr. Doug is a former university professor, a career changer. RadonDog directly addresses a critical market inefficiency by providing licensed and specialized radon measurements on a much larger scale than the individual home inspector can provide. This organization offers licensed, scalable, insured, and efficient testing services that fully comply with state regulations for responsible radon exposure, worker safety, and credentialing. This organization will dramatically reduce waiting times and queues for real estate professionals and their clients. The business is also covered by a $25,000 Honor Guarantee against theft, underwritten by InterNACHI.

Radon is the second leading cause of lung cancer. A smoker in the presence of radon has a 36% chance of developing lung cancer in the 7-10 year frame. This table summarizes risks in US, in ILLINOIS, and in the LOCAL area. Radon causes cancer through the alpha radiation given from the half-life decay of Radon to Bismuth. The half-life of radon is 3.8 days. This is frightening. I hope you agree, especially since the average radon levels here are at an average of 4.3, around Alton, with the highest reading of 69 in Edwardsville. Alpha-P causes lung cancer quickly because alpha radiation particles embed into lung alveoli, causing a physical mutation that grows into lung cancer. Very similar to the way asbestos fibers embed themselves. Alpha particles are much worse.

Market Challenge and Opportunity

The Mississippi River Bend Region (MRBR) faces a severe shortage of Licensed Radon Measurement Professionals (RMPs). Here is a table reflecting the numbers of RMPs and Radon Measurement Technicians in Illinois and this area. There are ~ 778 Realtors in CAGE.

As of June 10, 2025, there are 3 RMPs in Madison County and 8 RMPs in the 618/730 area codes. 7 RMPs in 618/730 measure radon as part of their inspection business**. I am the 8th. I measure radon for a general audience. In the State of Illinois, Radon Measurement Technicians must be directly supervised by an RMP. There are 4 RMTs in the 618/730, 3 work for a single firm, Safety Squad, in Maryville.

My interpretation is there must bootleg tests out there. Be careful here, the State of Illinois forbids the practice of sending a guy to the Lowe Depot for a consumer-product test when doing a measurement for real estate sales. The State of Illinois dictates a maximum fine of $5,000 per incident. You’re better off with a licensed Radon Measurement Professional, RMT, (RNI# 202-52959), or a Radon Measurement Technician, RMT. The RMT MUST work directly under the supervision of an RMP. That’s the law. It is also illegal for a measurement firm to do mitigation because there's a conflict of interest.

Regulatory Requirements

Illinois law mandates that all radon tests for real estate transfers be conducted by licensed Radon Measurement Professionals, RMP, or licensed and supervised Radon Measurement Technicians (RMTs). Under the Illinois Radon Awareness Act (420 ILCS 46/10), homeowner-conducted tests are unacceptable for transactions. The Illinois Environmental Management Agency (IEMA) maintains statutory authority to investigate and enforce violations and data discrepancies. Every real estate transaction MUST document a radon test and its chain of control/ownership. It is NOT OK to use consumer-market testing kits as part of a real estate transfer process conducted by an unlicensed agent. The real estate firm must document measurement and chain of control.

My current capacity is 100-120 professional measurements and rapid reports monthly while maintaining regulatory compliance. This business can grow organically through the training and development of technicians in the Winter season.

My pricing strategy skims the market. Skimming as a pricing strategy begins with a suggested retail price (SRP) and discount while developing traction. My current SRP mirrors the national price average at the low end. My initial SRP discount is 25% until August 1st. This is a promotional expense for RadonDog. My strategy is to stabilize my prices for next season, market permitting. Here are the options:

*Activated Charcoal Testing - AC: Professional-grade 72-hour tests using NRPP/NRSB-approved kits, requiring 5-6 days total completion time. ($400/300)

*Continuous Monitoring - CM: Hourly readings over 72-hour to 99-day periods, with immediate results upon completion. ($400/300)

*Electret Ion Chambers - IC: Advanced ionization testing with immediate results, launching later this season ($350/265).

The efficiency-based business model features streamlined protocols for scheduling, measurement, reporting, and compliance, enabling real estate professionals to schedule ahead. RadonDog prefers discounted payments to be paid at service, but will accept payment at closing.

With national radon testing averaging $475/test, RadonDog.com's competitive pricing in the Collinsville, Alton, Godfrey, and Edwardsville (CAGE), supports robust compliance obligations the State requires. RMP education, certification, licensing, performance requirements, and regulatory compliance. This training in radiation measurement and physics is a barrier to entry for more RMP/RMT. That’s why there aren’t more RMT/RMP in the CAGE area.

Growth Strategy

The organization targets 60 tests in June, a minimum of 100 in July, and 100-120 monthly through September.
